CONTEMPORARY CONSERVATORY ROOFING
Plan your conservatory roof budget.
A useful estimate starts with the right measurements and a clear scope. Roof size matters, but structure, shape, rooflights and finishing can change the work involved.
What affects the cost of a replacement roof?
| Factor | What to check |
|---|---|
| Size and shape | Floor dimensions, roof pitch, hips, valleys and roof junctions. |
| Existing structure | Whether frames, supports or foundations need work. |
| Roof specification | External finish, insulation, rooflights and rainwater details. |
| Inside the room | Plastering, electrics, lighting, decoration and other agreed work. |
| Access and approvals | Site access, waste removal and the applicable building control process. |
Floor area is different from roof area
For a rectangular floor, multiply width by length. A room measuring 4 metres by 3 metres has a floor area of 12 square metres. The actual roof surface is different because of slope, overhangs and shape.
For an angled or irregular conservatory, a single width and length describe a bounding rectangle rather than an accurate floor area. Send a simple sketch and photographs so the team can assess it.
Compare the scope, not just the headline figure
Check that each estimate explains VAT, rooflights, structure work, access, waste removal, internal finishes and approval-related costs. Confirm who is responsible for each part and which items are excluded.
Keep any provisional allowance separate from agreed work. An estimate becomes more useful when it is tied to an assessed property and a written specification.
